The cost of selling a house includes agreed agent fees, transaction charges and preparation costs. Net cash after sale also depends on mortgage payoff; repaying the loan is different from a selling fee.
Build the estimate
Selling costs = percentage-based fees + fixed transaction charges + repairs and presentation + other included costs. Estimated cash = sale price − selling costs − mortgage payoff. Add any applicable taxes or adjustments separately if the calculator does not include them.
A worked example
With an illustrative sale price of $400,000, a chosen 3% total fee input is $12,000. Add $4,000 transaction charges, $3,000 preparation and $2,000 moving costs: total included costs are $21,000. After a $250,000 mortgage payoff, estimated cash is $129,000. These are invented inputs, not market averages or a recommended commission.
Use the calculator carefully
Enter the sale price, agreed percentage, fixed charges, repairs, moving costs and payoff. The display uses US dollars and does not convert currencies. Avoid counting the same fee in both the percentage and fixed-cost fields.
In the US, NAR explains that agent compensation is negotiable. Other countries and contracts differ. Obtain current written estimates from your agent, lender and closing professional, including any payoff charges. Tax treatment and net proceeds are property- and jurisdiction-specific; the calculator is a planning aid, not a settlement statement.
Illustration only. Taxes, commissions and legal costs vary by country, state, contract and property. Ask a local agent, lawyer/notary and tax professional for a written estimate. Indicatie: vraag altijd lokale professionals om een actuele raming.
